Repair and Replacement of:
The Association is only responsible for the repair and/or replacement of these items necessary due only to normal wear & tear.
The Association regularly schedules for preventative maintenance, including exterior painting and driveway resurfacing. If a homeowner requests such preventative maintenance be performed on their unit outside of their normally scheduled rotation, the cost of such maintenance may be charged back to the requesting owner and will become part of their common assessment.
Repair, Replacement, Cleaning, Painting or Staining of:
The Association is only responsible for the aforementioned structural repairs / replacements if they are necessary due to normal wear & tear. The Homeowner is responsible, in conjunction with their Homeowners Insurance Company, for any maintenance, repair or replacement of exterior surfaces caused by, without limitation, acts of God (i.e. storms, wind, lightning, flooding, tornadoes, downed electrical lines, fire, misuse, neglect or other hazards INCLUDING ice damming and wind blown shingles). Any repairs or replacement by the homeowner must conform to the original building specifications (style, color, materials, etc.).
